Citizenship and the returnee track

Croatia recognises citizenship by descent and actively encourages the return of ethnic Croats through the Ministry of Demography and Immigration. The ministry runs the "Biram Hrvatsku / I Choose Croatia" programme, which includes a five-year income-tax exemption for qualifying returnees, language scholarships, and housing support, and it issues a Certificate for Croatian emigrants that eases residence regularisation.

Finding and proving property

Croatia keeps two separate records that you must not confuse: the cadastre (katastar) is the physical record of a parcel, while the land registry (zemljišne knjige) is the legally binding record of ownership. Both are searchable for free online through the OSS / "Uređena zemlja" one-stop system. For an inherited property, the land registry extract is what proves title.

Inheritance and access

Inherited Croatian property is common in diaspora families, and titles are often out of date — registered to a grandparent, split among many heirs, or mismatched between the cadastre and the land registry. Sorting it usually means a Croatian notary or lawyer plus an OIB for each heir. Activating e-Građani lets you pull certified land-registry extracts yourself rather than relying on intermediaries.

Moving money home

Croatia is on the euro and in SEPA, so transfers from a euro account anywhere in the EU are standard and cheap. From US dollars, services like Wise and Revolut are SEPA-reachable and usually the most cost-effective way to send funds to a Croatian IBAN without paying a cross-border premium.
